Honestly, I'm trying to keep up with the leads, but we have Agent Legend set up on them and that's been working pretty well. I just pulled up my Agent Legend account on my long form leads, which I'm paying $1,000-$2,000 a month for ... the response rate is like 58%. And then on my Facebook, we've been drawing a lot of rent vs. buy. My response rate on 74 leads is 42%, so 31 responded.

Obviously, that tells me contact info is good, which is probably the hardest thing with online leads. It's just getting legit contact info. So, that's telling me they're pretty good leads. As far as applications, we have a couple in the works. I'm trying to find more agents that are willing to work leads with us and team up and try to convert these at a higher rate. After we sent out the announcement email about the new website launch to my database, I got a bunch of leads in. My agents and my builder reps are asking my clients to go to my website and then they fill something out saying that they're interested in purchasing, which I turn around and respond quickly to and then get them to fill out the online app. My conversion to online app is probably a good 30% to 40% of all the leads that I'm getting in through leadPops.

Overall, for me, the website is a lot better than what we had before because I'm able to capture people who don't just want to apply and then convert them into applications.

Did the trial run and placed an add on facebook. Just $10/day. Got my first lead on day 2. I’m in the process of restructuring my marketing plan and leadpops will play a major roll.
